Marketing Plan

Our goals are:

 1. To help you get your property sold.

 2. To help put you in the strongest negotiating position possible.

 3. To help you get where you want to go on time.

 4. To make it easier for you and reduce surprises.

 Marketing Plan:

 1. Pre-Inspection -We recommend you have the major systems in your house inspected to reduce your risk of any surprises when negotiating with a buyer and to make your transaction smoother. We have several inspectors who offer this service that we can suggest.

 2. Staging -We will assist you with preparing your home for sale. “My Seller’s Advantage”

 3. Pricing -We will assist you with pricing your home based on a competitive market analysis. This will help you to set the best price on your home so that it will sell within your time frame.

 4. Visual Tour –We will develop a visual tour for perspective buyers to view on-line.

 5. Color Brochure. We will have a full color brochure prepared.

 6. Brochure Box. We will use a brochure box. We will provide you with extra brochures to refill the box.

 7. Lock Box. We will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.

 8. Showing Service:  We utilize Centralized Showing Service. All realtors wishing to show your hone have to call this service to set it up. CSS  verifies that the agent is a licensed realtor and records all showings. You will receive timely notification of all showings and feedback.

 9. Multiple Listing Service (MLS). We will enter your home’s information into the MLS, giving your home exposure to all the Realtors in greater Denver area

 10. Internet. We will enter your home’s information on REALTOR.com, the nation’s largest real estate web site as well as many other web sites, including craig’s list and coloproperty.com.

 11. Contact Realtors with Buyers. We will contact Realtors who have buyers in your price range.

 12. Mail to Neighbors. We will mail a color postcard of your home to 50 neighbors closest to your home.

 13. Counter Display. We will prepare an informational notebook containing most things a buyer will want to know -school information, utilities, homeowner’s association, pre-inspection information, etc. This information will give buyers the confidence to write a contract.

 14. Buyer/Realtor Survey. As part of our showing system, we will have a survey for Realtors to fill out and give us feedback on their showing of your home. We will share that information with you so we can both be aware of how your home is viewed through other’s eyes.

 15. Open House. We may hold your house open (with your permission) and based on location and feasibility of response.

 16. Transaction Management.  We will use our check-list to aid in managing the details of your transaction to help your contract close on time -and you can move on time.

 17. Weekly Contact. We will contact you weekly to give you an update on the marketing of your home and answer any questions you may have as well as to update you on how the process is going once we have a contract in place.

 This marketing plan shall become a part of the listing agreement.
